It can be a very rewarding experience, as long as you know what to expect when you’re building a home from the ground up. Here, we offer information on the five phases of home building, so that you can make an informed decision.

Overview of the 5-Phase Process for New Build Homes

If you’re using a modular home builder, your home will be assembled from pre-fabricated pieces. For other home builders, though, the process of building a home is fairly standard. There are five basic phases, into which all the other steps and little details fall. Let’s take a look at each individual phase.

Phase 1: Planning & Pre‑Construction

You’ll start with your budget, and work with your builder to create a detailed cost estimate, so that you can get the financing you need to cover it. This is the phase in which you get to sit down with your designer or architect and decide on a plan for your new home, whether you’re starting from scratch or working with a builder and a pre-existing floor plan. During this phase, you’ll nail down the details, and your plans will be sealed by an engineer. Once you’ve chosen your contractor, determined your budget, solidified the details, it’s time to prepare the site. The builder will  obtain the necessary permits, clear the land, grade the site, and create your home’s footprint. Utilities will be established, and the foundation will be laid for your new home.

Phase 2: Design & Selections

In this step, you’re likely to be giddy with excitement! This is when you get to pick your fixtures and finishes, to make your home your own. From walls and floors to plumbing fixtures, kitchen design, and every other little detail of your home, you’ll get to choose what fits your vision and your lifestyle.

Phase 3: Construction & Home Building

Once the foundation is in framing and roofing will begin. The skeleton of your home will come into place, as the contractors construct the exterior walls and interior rooms. Once that is completed, the roof is attached, with rafters to outline the structure. Sheathing is placed in rows over this, and then flashing is installed to divert water to the edge of the roof. Finally, underlayment and the shingles you’ve chosen will be installed.

Phase 4: Interior Finishing & Final Details

Now that you have walls and a roof, the crew will begin the work of installing electrical, plumbing, and HVAC components. The house will be insulated at this point, to help with climate control. Once all of these underlying elements are in place, it’s time to turn the house into a home.

Phase 5: Completion & Move‑In

The team will now start working on exterior finished and interior drywall, simultaneously. Primer will be applied, and then, finally, the finishes will be installed. Inside the house, paint, interior doors, baseboards, cabinetry, flooring, and fireplace materials will be put into place. Outside, the driveway will be poured and landscaping will be completed. There will be a final inspection and walk through, and then you’ll be able to move into your new home!

How Long Does Building a House Take?

The typical family home takes about seven months to build, from foundation to completion. However, it can take longer, based on several different factors. The size of the home and the level of customization make a big difference in how long the house takes to build. Talk to your builder and get a detailed timeline before you get started.
